Private Sovereignty, Collective Equity.

A place of your own includes a 1% ownership share in the Community Land Trust which owns and operates the off-grid infrastructure and all the on-site facilities. It’s time to escape the tenancy treadmill…

40m2 – The Architecture of Affordability…

Our Pricing Philosophy: As a completely Not-For-Profit initiative, the Tiny Home Foundation operates with one core financial mandate: absolute accessibility.

We do not operate on inflated profit margins. Every home is sold strictly at cost, ensuring the lowest possible price point for our buyers. We believe in radical financial transparency—any buyer who wishes to see the math has complete, open-book access to view exactly how much the entire Halo village and each individual home cost to build. No hidden fees, no markups, just pure ethical equity.

We are currently finalising manufacturing partnerships to ensure the highest quality (BOPAS accreditation) is maintained at scale. By utilising economies of scale, minimising groundwork costs via our unique ‘halo’ foundation infrastructure, and maximising construction efficiency. All of these systemic savings are passed directly to you with open-book transparency.

Genuine affordability is dictated by operational running costs, not just the purchase price and 2% deposit options…

Remaining completely off-grid and autonomous protects residents from corporate utility monopolies charging inflated prices. Instead, your operational baseline—electricity, heating, water, fractional 1Tb Gbps internet, access to the community pool cars, and all on-site facilities—is covered by a single, flat fee of just £570 a month (£750 for 2/3-bedroom homes).*

The Sinking Fund Failsafe: Furthermore, every time the Community Land Trust accounts reach their legally mandated surplus, your service fee payment automatically skips a month. Shared efficiency directly rewards the collective

* The Macro-Economic Caveat:

This service charge is engineered to remain a fixed cost for as long as mathematically possible. It will only ever increase if it becomes fundamentally necessary to safeguard the physical longevity of your home, the village infrastructure, or the CLT’s operational longevity.

We operate in reality: this charter was drafted in 2026. Given the inherent nature of fiat currency and inflation, we acknowledge that by the year 2057, these exact set prices are unlikely to be sufficient for their intended purpose. We plan for lifetimes, not financial quarters.

Curate your own ecosystem…

We do not believe in blind allocation. A high-trust, 100% off-grid micro-state only functions if the nodes in the network are aligned.

When you secure your Tiny Home Token, you do not just join a waitlist. You gain immediate voting rights. You get a say in how the system operates before ground is even broken.

The Talisman as a Filter: Alongside your digital certificate, you are issued a physical, heavy copper THT coin. This artefact is your permanent voting talisman and tangible proof of your future 1/100 share in the CLT.

Secure Your Allocation

The inaugural Halo village in Cheshire is capped at exactly 100 homes. THT 001 has been secured by the founder, who will live on-site. 99 allocations remain.

To filter out tourists, and ensure a high-trust environment, entry requires a £570 Tiny Home Token (THT). This is not a sunk cost; it is a 100% refundable placeholder.

Your physical copper talisman is engraved with a serial number, locking in your exact place on the waitlist.

Collective Governance: Your THT serves as proof of your future 1/100 share in the Community Land Trust. It grants immediate voting rights to refine the Residents’ Charter before we break ground, and gives you a direct vote on the location of Site B.

Total Risk Reversal: Your money is held in a ring-fenced account. It is refunded in full right before you complete your home purchase—putting your money back in your pocket for legal or moving costs when you need it most.
